Know Which Homes Need You Next
Every roof, AC, and water heater has a clock on it. Radar + reads the Florida permit record to find the homes in your exclusive ZIP where that clock is running out, then shows you each property, with ownership details pulled from the county's public records — and locks that ZIP to you so no competitor in your trade gets the same list.
Built for roofing, HVAC, plumbing & GC replacement work. Includes everything in Radar.
Stop Renting Leads Five Other Contractors Also Bought
The shared-lead model sells one homeowner to a handful of contractors and lets you fight over the scraps. You pay per lead, most never answer, and the ones who do already have three other quotes.
Radar + works the other way around. It starts from the property. A house whose roof was permitted in 2005 is due, whether or not that owner has filled out a form. You reach them first, on your terms, with a postcard or a call. That is the difference between renting leads and owning a territory.
How Radar Finds Your Next Job
We read the permit record
Every roof, AC, and water heater install leaves a permit with a date. Radar + reads those dates across your exclusive ZIP and finds the systems aging past their useful life.
We pull the county property record
Each qualifying property comes back with current ownership and mailing details from the public record, flagged for absentee owners and repeat investors who can't DIY a replacement.
You get the list, weekly
A digest lands in your inbox every Monday with new leads for the week, sorted by how overdue the work is. Export to CSV for direct mail or drop it straight into your CRM.

Built for the Trades That Replace on a Schedule
Roofing leads
Homes with roofs past 15 to 20 years, plus a measured roof size on every address so you can price before you knock.
HVAC leads
AC systems permitted a decade or more ago, in the Florida heat that runs them into the ground fastest.
Plumbing leads
Water heaters and repipe jobs aging toward failure, matched to owners in your service area.
GC replacement leads
New master permits from GCs across your counties, filtered to projects where your trade is still open to bid.
See the Project Before the Permit Exists
Every big project shows up at a planning board months before anyone files a permit. Horizon reads city and county commission agendas across Florida and pulls out the rezonings, site plans, plats, and variances, with the meeting date, the address, and who is behind it. Those hearings are public. Walk in, shake the developer's hand, and be the contractor they already know when the master permit finally gets filed.
Straight from the agenda
Not news recaps. The actual agenda item, linked to the source document.
Months of head start
Rezoning to permit usually takes 6 to 18 months. That whole window is yours.
Sorted by distance
Signals near your base first, with upcoming hearings at the top. Coverage grows weekly.

Radar + Questions, Answered
Why is this a monthly subscription instead of buying the list once?
You can export the full list to CSV on day one — we do not drip it. The subscription is for what a one-time list cannot do. First, the exclusive lock: as long as you subscribe, no other contractor in your trade can buy your ZIP. Second, fresh addresses every month as new permits post and more homes cross the replacement threshold. Third, the list stays clean — homes that pull a replacement permit are removed so you never mail a house that just got a new roof. Cancel anytime; your ZIP goes back on the open market and the waitlist takes it.
What is Radar +?
Radar + locks one Florida ZIP code to you and your trade — no other contractor in your trade gets that ZIP's replacement leads. It reads the building permit record to find homes in your exclusive ZIP where the last roof, AC, or water heater is aging past its useful life. Every property comes with the address, ownership details from the county property record, and, for roofing, a measured roof size so you can size the job before you knock. You can export the whole list to CSV for direct mail or your CRM.
How is this different from buying shared contractor leads?
Shared lead services sell the same homeowner form to four or five contractors at once, then you race to the phone. Radar + is not a form. It is a list of real properties built from the public permit record, matched to your trade and your exclusive ZIP, with ownership details from the county record. You decide who to contact and how. Nobody else in your trade is calling the same person because you own that ZIP. We never buy or sell homeowner contact lists or phone numbers. Everything in Radar + comes straight from Florida's public permit and property records.
Which trades is Radar + built for?
Roofing, HVAC, plumbing, and general contractors doing replacement work. These are the trades where a permit date tells you when the last system was installed and roughly when the next one is due. Roofers get a measured roof size on every lead. If you install things that wear out on a schedule, Radar + is built for you.
How much does Radar + cost?
Radar + starts at $249/mo for a standard ZIP, or $349/mo for a high-demand ZIP (more homes due for replacement = higher price). Additional ZIPs are $79/mo each. Pay annually and get two months free (~$2,490/yr). Radar + includes everything in the Radar plan — the Market Intel dashboard, competitor watch, and priority profile placement — on top of the exclusive-ZIP replacement address list, Project Leads feed, and CSV export.
Are the permit records complete?
Permit coverage across Florida is broad but we never claim it is complete. Radar + shows you the homes we can confirm from the permit record. There are always more out there than any single database holds. As new permits post in your exclusive ZIP, fresh addresses are added to your feed automatically.
